Costa del Sol guide: Marbella, Estepona and where the value has moved

Andalucía's 7% transfer tax, the Marbella–Estepona–Sotogrande price ladder, and the running costs of a Costa del Sol villa.

The Costa del Sol is the deepest luxury property market in Spain and, thanks to Andalucía's reduced transfer tax, one of the cheaper prime markets to transact in.

Andalucía's flat 7% is three points below the Valencian Community. On a €1.5m villa that is a €45,000 difference in tax alone — worth knowing if you are comparing coasts.

The price ladder

Golden Mile and Sierra Blanca — the benchmark. Gated hillside villas with sea views, walking distance to Puerto Banús or Marbella town.

La Zagaleta and Benahavís — the top of the market: large plots, security, golf, and a genuine private-estate model.

Nueva Andalucía — the golf valley. Frontline-golf apartments and villas, the most active mid-luxury resale segment on the coast.

Estepona — the growth story. A restored old town, new beachfront developments, and consistently more square metres for the same budget than Marbella.

Sotogrande — low-density, polo and golf, marina living, and a quieter, more family-institutional feel than Marbella.

Where value has moved

Demand has broadened west: Estepona and Benahavís have absorbed buyers priced out of the Golden Mile, and the new-build pipeline there is deeper. Frontline-beach and frontline-golf premiums remain wide, so decide which frontline you are actually paying for. On resale villas built in the 2000s, factor a renovation budget — buyer expectations on kitchens, glazing and energy performance have moved faster than the stock.

Checklist

  • Nota simple, plus a check that the built surface matches the register.
  • First-occupation licence on new build, and the developer's bank guarantee on off-plan payments.
  • Community accounts and any special levy already approved.
  • Energy certificate and, on older villas, an independent structural and damp survey.
  • Confirm the 3% non-resident retention position if the seller is non-resident.
