Property for sale in Moraira

Costa Blanca's most protected luxury micro-market

Moraira is the quiet counterpoint to the high-rise Costa Blanca. Strict local building rules cap heights at a few storeys, which is why the bay still reads as a fishing village with a marina rather than a resort strip — and why frontline plots here are genuinely scarce.

Buyers concentrate on three pockets: El Portet for the sheltered beach and walkable village, Cap Blanc and Pla del Mar for the cliffside sea-view villas, and the Benissa Coast just north for larger plots with open Mediterranean views.

The Moraira market today

Supply of true frontline villas is limited by geography and planning, so the top of the Moraira market behaves more like a collectors' market than a volume one: few properties, long holding periods, and pricing set by view and plot rather than by square metres alone. Inland urbanisations offer far better value per square metre for buyers who accept a short drive to the beach.

Who buys here

Northern European second-home buyers and relocating families, plus a smaller group of investors targeting premium seasonal rentals in July and August.

Moraira buyer questions

Is Moraira a good place to buy a holiday home?
Yes — it has year-round infrastructure rather than a season-only resort economy, which means shops, restaurants and services stay open in winter and properties are easier to let and resell.
What is the difference between Moraira and Calpe?
Calpe is larger and has apartment towers around the Peñón de Ifach; Moraira is low-rise and villa-dominated. Calpe offers more apartment stock at lower entry prices, Moraira more privacy and protected views.
How far is Moraira from an airport?
Alicante–Elche airport is roughly an 80 km drive and Valencia airport around 110 km, both mostly by motorway.
